Share houses are created for people to enjoy the community they create together with other sharemates as the main part of their life. We encourage residents to freely use the share house in accordance with their common sense, but we do not allow private use that may make other residents uncomfortable.
We ask residents to behave in a sensible manner, agree to the house rules below, and clearly indicate their agreement using the house rule consent form for FD+room residents.

About cleaning
- As a general rule, residents are responsible for cleaning and taking out trash themselves. Although cleaning will be carried out by our company irregularly, residents are responsible for maintaining the environment within the share house in their daily lives.
- Please sort your garbage into ``combustible garbage,'' ``plastic bottles, cans, and bottles,'' ``other non-flammable garbage,'' and ``batteries/batteries,'' and cooperate in taking out the garbage. Please follow the rules of Takamatsu City regarding classification.
About shared parts
1.What are common areas?
All spaces other than occupied rooms are considered common areas.
Specifically, common areas include entrances, living rooms, baths, toilets, terraces/balconies, hallways/stairs, and passageways such as bicycle storage areas.
In the common areas, leaving personal belongings unattended or lending them to relatives, friends, acquaintances, etc. other than the resident (hereinafter referred to as "third parties") without permission is prohibited.
When using the facility, please try to keep it tidy and clean while making sure that other residents are comfortable as well.
2. Entrance
- Please be sure to lock the entrance.
- For entrance keys compatible with smart locks, it is prohibited to leak passwords to third parties, or to copy, share, or lend smart lock accounts.
- Copying, sharing, or lending the key to a private room to a third party is prohibited.
- If you lose your key, you will be required to pay the actual cost of replacing the key as a replacement fee.
- Leaving shoes at the entrance is prohibited. When you get home, please store your shoes in a shoebox and help us keep the area around the entrance tidy.
- Shoes, umbrellas, and rain gear left at the entrance will be disposed of without prior notice.
3.Living balcony
- Activities that make loud noises that may disturb neighbors or other residents are prohibited.
- Please be careful when handling firearms. The use of cassette stoves is prohibited.
- Please do not allow third parties such as family members or friends to enter the room without permission. If you wish to enter the room, you will be allowed to enter the room until 20:00.
- Please do not conduct web conferences, remote work/study/work, etc. unless there is a reasonable reason why it cannot be carried out in a dedicated private room. If it is unavoidable, please be careful not to disturb other residents and neighbors.
- Occupying common areas to sleep is prohibited.
- Any personal belongings left unattended will be disposed of without prior notice.
- Even if you are an adult, drinking alcohol is prohibited in the common areas, including the living room and balcony.
4.Kitchen
- Available 24 hours. However, when using the facility from late at night to early in the morning, please be aware of the sounds of daily life.
- It is prohibited to leave personal items (personal tableware, ingredients, seasonings, home appliances, etc.) in the kitchen and common storage areas. As soon as it is discovered, it will be disposed of without prior notice.
- After cooking and eating, please clean up cooking utensils and tableware within 10 minutes and store them in their original locations.
- After using the kitchen, it is prohibited to leave food waste or cooking stains unattended. Before leaving the area, drains and corners should be cleared of food waste.
- Please be sure to clean the stove, sink, etc. by wiping off any dirt or splashes with a cloth each time.
- Please be careful when handling firearms. The use of cassette stoves is prohibited.
《Rice cooker》
- It is prohibited to leave rice uncooked. After cooking, be sure to divide the rice into portions and store it so that it can be used by other residents, and immediately wash the inner pot and lid.
- Do not leave the product in a warm state for a long time.
《Microwave oven/toaster oven》
- After use, wash the plate inside and wipe off any dirt inside the chamber with a cloth. Wipe off any splatters or burnt food every time you use it to keep it clean.
"refrigerator"
- Please be sure to store personal items in the refrigerator in the area marked with your room number, and write your name on all other items.
- Items that are not stored properly will be disposed of as soon as they are discovered.
- Store foods with strong odors in separate storage bags.
- Eating, cooking, or consuming food items stored by other residents without permission is prohibited.
- If you spill a drink or otherwise make the inside of the refrigerator dirty, clean it immediately.
- Ingredients that have expired will be discarded without prior notice.
- Store it in the freezer with your name written on it and consume it within one month. Items that have not been used for a long time will be discarded without prior notice even if they are still within their expiration date.
- The seasonings provided by our company can only be used for cooking at this share house. It is strictly prohibited to take it out of the place where it is kept.
5.Bath/Shower/Washroom
- Please dispose of any hair or debris that has fallen into the drain or the floor in the trash can after each use.
- Please clean it after each use to avoid any soap, shampoo, etc. foam remaining.
- After use, please take frequent measures to prevent mold from growing by turning on the dryer and opening the toilet window to ventilate the room.
- The use of hair colorants, etc. is prohibited.
- You are free to bring your own shampoo, face wash, towels, etc. However, leaving personal items in the bathroom or washroom is prohibited. After using your personal items, please be sure to take them back to your room and store them in your private room.
- Any personal belongings left behind will be disposed of as soon as they are discovered.
6.Toilet
- Please clean and deodorize yourself after use.
- When you run out of toilet paper, be sure to replenish it without leaving it unattended.
If the stock is low, please let us know. - It is prohibited to occupy the toilet for a long time, such as using a smartphone or reading.
7.Home appliances/furniture/equipment
- After use, please return it to the designated storage location so that other residents can use it at any time.
- After use, please clean away dirt and debris from home appliances and furniture and keep them clean at all times.
- Exclusive use and personalization of shared home appliances and furniture is prohibited.
- If you notice any damage to shared home appliances, furniture, or building equipment, please contact us immediately.
《Washing machine/dryer》
- Please be considerate of noise and refrain from using the facility late at night or early in the morning.
- Please clean the dust pocket and filter after each use.
- To clean the washing tub, please purchase your own cleaning agent and clean it regularly.
《Vacuum cleaner》
- Please be considerate of noise and refrain from using the facility late at night or early in the morning.
- Please collect and dispose of any debris that has accumulated inside the product each time you use it.
《Air conditioner》
- Please turn off the power when you are not home.
《Water supply and drainage equipment》
- If it is determined that the electric water heater is broken due to leaving hot water running continuously or due to other inappropriate usage, we will seek the cost of repair or replacement.
- If there is an abnormality in the septic tank due to inappropriate usage, such as flushing a large amount of toilet paper or flushing foreign matter down the toilet, we will ask you to pay the actual cost of inspection and repair.
8.Internet
- You are free to work remotely or take online courses at home.
- Please use each private room for online meetings and other activities that involve phone calls.
- We provide free internet access, but the capacity of the internet is limited due to shared use. If you are looking for a more stable and powerful line, please sign up for a separate line contract and connect it to your room.
- If the Internet service provided by our company suddenly becomes unavailable without prior notice, we will not be able to compensate for any losses incurred.
9. Bicycle parking/parking lot
- Please be sure to lock your parked bicycle. You are responsible for any theft or damage.
- In principle, free bicycle parking is limited to one bicycle per person.
- Please be careful about theft and traffic accidents, and if an accident should occur, take prompt action such as contacting the police.
- Please do not leave personal items other than bicycles in the bicycle parking lot for a long time. We will dispose of it as soon as it is discovered.
- A contracted parking lot outside the premises can be rented for 3,300 yen per car per month.
10. Combined use with private lodging
"FD+room" is also operated as a guest house.
In order to be able to welcome guests at any time, we prohibit leaving personal items in common areas and other acts that impair the sanitary environment.
About the exclusive area (room)
1.What is the exclusive section?
This refers to the living room specified in the fixed-term lease contract at the time of moving in. Basically, it can be used as a private room exclusively for residents.
2.About tenants
- It is prohibited to allow third parties other than the contractor (including family and friends) to stay or reside in each private room.
- Subletting (subletting) to a third party is prohibited.
- One key to each private room will be lent to each person who signs the contract. Copying, sharing, or lending this key to a third party without permission is prohibited. If it is lost, the actual labor cost will be charged.
3.How to use
- Use for purposes other than residence, such as warehouses or offices, is prohibited.
- Possession and storage of dangerous substances such as drugs and explosives is prohibited.
- Keeping pets is prohibited.
- Activities that make noise that may disturb other residents (banging on walls, listening to music, playing musical instruments, gathering friends and making noise, etc.) are prohibited.
- Please be sure to use earphones when making calls, watching videos, listening to music, playing games, etc. between 10pm and 7pm.
- Activities that emit bad odors that may disturb other residents are prohibited (accumulating trash, leaving mold unattended, excessively refraining from bathing, etc.).
- If we notice any unusual noises or odors, we will enter without prior notice.
- When going out, be sure to turn off electrical appliances such as lights, air conditioners, heaters, and computers.
4. Regarding layout changes and renovations
- If you wish to change the layout, change the specifications of walls, ceilings, or floors, or change lighting equipment or furniture to improve the convenience of living, please consult with us in advance and obtain approval.
- If renovations are carried out without permission, the tenant will be liable for damages.
- All expenses for renovations due to personal reasons will be borne by the tenant, and requests for purchase of fixtures or reimbursement of paid expenses will not be accepted.
- Please note that the restoration of rooms to their original condition basically follows the Ministry of Land, Infrastructure, Transport and Tourism's guidelines for restoring rooms to their original condition, and the tenant will be responsible for any damage or stains to the room caused by the tenant's willful negligence.
5. About mail
When receiving mail or packages, please be sure to instruct the sender to fill in the address and name correctly to avoid mistakes in delivery. If possible, please use convenience store pickup to avoid losing your luggage.
Prohibitions and precautions
- It is prohibited to solicit other residents or third parties to religion or network business.
- It is prohibited to occupy shared furniture, home appliances, fixtures, etc. and use them in individual rooms without permission.
- It is prohibited to take out consumables such as toilet paper, detergent, seasonings, etc. without permission.
- Smoking is prohibited inside the share house.
- Drinking alcohol in shared spaces is prohibited.
- The use of fire for purposes other than cooking is prohibited.
- It is prohibited to allow anti-social forces to use or enter the shared house, or to rent it out as an office, etc.
- Cats on the second floor are prohibited from entering the shared house. Additionally, it is prohibited to leave the front door or terrace door unlocked or otherwise open so that cats can go outside the house.
- It is strictly prohibited to harm the cats on the second floor or allow them to eat or drink without permission.
